We are bringing forward proposals to transform this part-vacant and outdated site into a modern, sustainable, and attractive building that will: 

Deliver new office space to support local businesses
Retain the existing car showroom on the ground floor
Improve the appearance and character of Old Brompton Road
Provide environmental and sustainability benefits for the future
This consultation is your opportunity to learn more about the proposals, ask questions, and give your feedback before a planning application is submitted to the Royal Borough of Kensington and Chelsea.

The Site

Glen House sits on the south side of Old Brompton Road, opposite Rosary Gardens.
The site is currently part-demolished, with only the car showroom remaining at street level. The upper floors, which previously contained office space, were demolished under a 2013 planning permission that was never fully completed. The site has several important characteristics:
The current condition of the site, with a vacant upper structure and temporary hoardings, makes no positive contribution to the streetscape or setting of nearby heritage assets.

Our Proposals

We are proposing a high-quality, sustainable redevelopment that will: 

Reinstate a full building on the site, removing the unattractive, part-demolished structure 

Retain the car showroom at ground and lower ground levels (680 sqm NIA) 

Deliver five upper floors of modern office space (1,780 sqm NIA) with terraces and amenity space 

Provide an active, engaging frontage to Old Brompton Road with improved public realm and landscaping 

Use high-quality materials such as red brick and terracotta, drawing inspiration from the surrounding area’s architecture 

Achieve BREEAM Excellent sustainability standards and meet London Plan energy targets
